Manufactured home loans in Australia????

My mother is retiring and moving into a manufactured home park on the Central Coast in NSW. She hasn’t been able to get a loan from her bank even though I can guarantor her loan using my income. The bank said that because the land is leased and only the house is availabe as security that ther isn’t much we can do. Is there any way for her to buy the home?

In Australia most Manufactured Home Parks are Leasehold title. This means that the resident leases the land from the park owner. There have been issues in the past where the land owner has changed the use of the park and asked the residents to vacate, although this has been rare and I believe some legislation has been passed recently to stop this occuring. Maybe someone else could clarify this further.

The problem from the lenders point of view is one of risk. Leasehold land is a bit tricky to take as security on a first mortgage basis. Some lenders can consider loans secured by leasehold land however there are often restrictions on the amount borrowed and they can only take leases from the government that have over 35 yrs left to run. Because the lease is often not directly between government and resident (i.e. it is owned by the park owner and leased to the resident) the lenders often see it as a higher risk and will not approve the loan.

Manufactured home parks also require smaller loans so lenders don’t make much money. Because of this there is little incentive for Australian lenders to create a manufactured home park loan.

My suggestion would be to do one of the following:
1. Use another property as security, do you or someone else in your family have a property that can be used?
2. Buy the house in your name and apply for vehicle / equipment finance. They probably will not approve a loan for your mum if she is retiring.
3. Contact a specialist mortgage broker http://www.transportablehomefinance.com.au that works with manufactured homes, although I don’t know if they will be able to help in your situation.

In Puerto Rico, what type of homes/structures do people live in?

I have a I.B. year long project for school in Spanish and I’m doing Puerto Rico. One of the objectives I have to answer is What types of homes/structures do people live in? Does anybody know?

Mostly multistory condos in the city and grout filled Concrete Masonry Units (CMU) block filled with grout everywhere else. Few wood frame built houses remain and if you live in one and a hurricane blows it away, the insurance may only pay you if you agree to build it CMU with reinforced concrete roofs. Even high rises are mostly reinforced concrete. Very few structural steel in the island. It has to do with sway. See, during a hurricane a structural steel building may move too much.

The problem with wood houses is not really that they will get blown away. You can build a wood house to withstand 150 mile winds. The problem is what is flying in that 150 miles that hits the house and destroys.

The only structures that you will openly see as structural steel will be stadiums, basketball courts, warehouses, etc. Some of the warehouses are actually build with a method called tilt up walls. It is precast concrete walls that are raised up by one end and lay to rest vertically on a frame, usually steel.

i’m starting a home remodeling and real estate fix up business and am looking for catchy name… My name is Chris and I am in the Overland Park, KS area (Kansas City Area)

Start with the “image” you want to project. On your printed material, i.e. business cards, proposals, etc., and signage, visualize your graphics.

For example, do you want to come across as regal or classy? Use words like “Castle” (such as “Castle Builders)or “Kings” or “Admiral” “Diamond”

Do you want to project largeness? In your area for example (and here you may have to do your homework) “Greater Overland Builders” or “ Builders”

Once you decide on a name you need to do research to see if that name is taken

How have advances in internet technology affected the elasticity of demand for postal services?

this is for a take home test in my economics class and i can’t figure out the answer…another question i have is: “United Airlines is considering increasing fares on the Syracuse to Chicago route. This route is also served by American Airlines. Assume that United knows its own price elasticity of demand for this route. What other elasticities should it know before enacting the fare increase?

With internet, people write emails instead of snail mails. This includes season’s greetings. So less snail mails.
On the other hand, more people buy things online through eBay, etc. So more packages and snail mails.
